MGM properties in Las Vegas make up the biggest group on the Strip, but several famous names belong to someone else, and the company behind your hotel decides which rewards card works there. Here’s who runs every Strip and downtown resort as of October 2026, plus how MGM Rewards and Caesars Rewards compare.
Quick answer
MGM Resorts operates 13 Las Vegas hotels, including Bellagio, ARIA, The Cosmopolitan and MGM Grand, and none downtown. Caesars Entertainment operates nine, including Caesars Palace, Paris and The LINQ. The Venetian (owned by Apollo affiliates) and Wynn (Wynn Resorts) belong to neither, and each has its own rewards program.
Is Bellagio, the Venetian, Wynn, the Cosmopolitan or Caesars Palace MGM?
Two of these five are MGM; three aren’t. We list who runs each hotel, which sets your rewards and policies, and note any separate real-estate owner.
| Hotel | MGM? | Who runs it | Rewards program |
|---|---|---|---|
| Bellagio | Yes | MGM Resorts | MGM Rewards; also sold through Marriott Bonvoy |
| The Cosmopolitan | Yes, since 2022 | MGM Resorts | MGM Rewards; also sold through Marriott Bonvoy |
| The Venetian and The Palazzo | No | The Venetian Resort, owned by Apollo affiliates | Venetian Rewards; World of Hyatt on Hyatt bookings |
| Wynn and Encore | No | Wynn Resorts | Wynn Rewards |
| Caesars Palace | No | Caesars Entertainment | Caesars Rewards |
- Bellagio: Blackstone-led entities own the building and MGM runs the resort under a lease, so the rates, fees and rewards are MGM’s.
- The Cosmopolitan: MGM acquired its operations on May 17, 2022; a joint venture of Blackstone Real Estate Income Trust, Stonepeak and the Cherng Family Trust owns the real estate. It’s MGM-run, and Marriott sells it under its Autograph Collection label.
- The Venetian: Apollo Global Management affiliates have owned the operating company since February 2022, and VICI Properties owns the real estate.
Wynn Resorts owns and operates Wynn and Encore, and Caesars Palace, with Nobu Hotel inside, is Caesars Entertainment’s flagship. If you’re choosing between the resorts themselves, our Bellagio vs Venetian and Venetian vs Wynn comparisons cover rooms, pools and price.
MGM properties in Las Vegas: all 13 hotels
MGM Resorts International operates 13 hotels in Las Vegas, all on the south and center Strip or just off it, and none downtown or on Fremont Street.
| Hotel | Area | Good to know |
|---|---|---|
| Bellagio | Center Strip | Marriott label: The Luxury Collection |
| ARIA | Center Strip | Marriott label: Autograph Collection |
| Vdara | Center Strip, on Harmon Ave | All-suite, non-gaming |
| The Cosmopolitan | Center Strip | Marriott label: Autograph Collection |
| Park MGM | Center Strip | The former Monte Carlo |
| The Reserve at Park MGM | Center Strip | NoMad Las Vegas until Dec. 17, 2025 |
| MGM Grand | South Strip | Pool complex open to guests of any MGM hotel |
| The Signature at MGM Grand | South Strip, on Harmon Ave | Separate all-suite hotel behind MGM Grand |
| New York-New York | South Strip | Bridges to MGM Grand and Excalibur |
| Excalibur | South Strip | Free tram to Luxor and Mandalay Bay |
| Luxor | South Strip | Between Excalibur and Mandalay Bay |
| Mandalay Bay | South Strip | Four Seasons has floors here but runs its own hotel |
| W Las Vegas | South Strip | Delano until Dec. 18, 2024; Marriott’s W brand, run by MGM |
MGM runs all 13, but real-estate investors own many of the buildings: VICI Properties owns the real estate under MGM Grand and other MGM resorts, Blackstone-led entities own Bellagio, ARIA and Vdara, and MGM operates them under leases.
One former MGM name is gone. MGM sold The Mirage to Hard Rock in 2022, the hotel closed on July 17, 2024, and Hard Rock Las Vegas is targeted for late 2027.
Sharing an owner pays off in small ways: any MGM hotel guest can use MGM Grand’s pool complex, and free trams link Mandalay Bay, Luxor and Excalibur and, on the ARIA Express, Park MGM, ARIA and Bellagio. Our guide to connected hotels in Las Vegas maps every link.
Caesars properties in Las Vegas: all nine hotels
Caesars Entertainment operates nine hotels, all on the center Strip between Planet Hollywood and Harrah’s: Caesars Palace, Nobu Hotel (inside Caesars Palace), Paris, Horseshoe, Planet Hollywood, The Vanderpump Hotel, Flamingo, The LINQ and Harrah’s.
Two have new names. Horseshoe was Bally’s until Dec. 15, 2022, and The Vanderpump Hotel was The Cromwell until 2026; it reopened on May 22, 2026, with a grand-opening celebration on June 11. Our Caesars Palace review covers the flagship.
Caesars still operates these hotels; its sale to Fertitta Entertainment was approved by stockholders in September 2026 but awaited regulators as of October 2026. Under the May 28, 2026 agreement, Fertitta pays $31 a share in cash, about $17.6 billion including roughly $11.9 billion of debt. Closing needs antitrust clearance (the FTC asked for additional information) and state gaming approvals, and the agreement’s initial outside date is May 27, 2027. Fertitta’s Landry’s already owns Golden Nugget downtown. Policies may change after closing, and Casinos.com reported in May 2026 that Flamingo was “on top of the list” of hotels that could be sold if regulators require a divestiture; that’s speculation, not an announcement.
Wynn, The Venetian and the rest of the Strip
Outside MGM and Caesars, most Strip resorts belong to a company with one or two hotels.
| Hotel | Run by | Good to know |
|---|---|---|
| Wynn Las Vegas, Encore | Wynn Resorts | Wynn Rewards |
| The Venetian, The Palazzo | The Venetian Resort (Apollo affiliates) | VICI owns the real estate; Venetian Rewards |
| Las Vegas Hilton at Resorts World, Conrad, Crockfords | Resorts World Las Vegas (Genting Group) | Three Hilton brands; Hilton Honors |
| Fontainebleau | Fontainebleau Development | Koch Real Estate Investments is its partner |
| Treasure Island | Phil Ruffin | Joined Accor’s Handwritten Collection the week of Aug. 3, 2026 |
| Circus Circus | Phil Ruffin | Same owner as Treasure Island |
| SAHARA | Meruelo Group | Free self-parking and valet |
| The STRAT | Golden Entertainment | Private, family-owned under Blake L. Sartini since April 30, 2026; VICI owns the real estate |
| Waldorf Astoria | Hilton brand | Non-gaming; Hilton Honors |
| Westgate | Westgate Resorts | Next to the Las Vegas Convention Center |
| Trump International | Trump Hotels | Behind Fashion Show mall |
Downtown Las Vegas: no MGM or Caesars hotels
There are no MGM properties downtown or on Fremont Street, and no Caesars hotels either. Here’s who owns downtown’s hotels:
| Owner | Downtown hotels |
|---|---|
| Derek and Greg Stevens | Circa, The D, Golden Gate |
| Boyd Gaming | California, Fremont, Main Street Station |
| Landry’s (Tilman Fertitta) | Golden Nugget |
| TLC Casino Enterprises | Four Queens, Binion’s and Hotel Apache |
| Tamares Group | Plaza |
| Kenny Epstein | El Cortez |
| CIM Group (Fifth Street Gaming holds the license) | Downtown Grand |
Shared ownership shows up at the pool: guests of The D and Golden Gate get complimentary general admission to Circa’s 21+ Stadium Swim. Downtown Grand is in court-supervised receivership and listed for sale, according to a March 2026 TheStreet report. Our downtown Las Vegas hotels guide compares them all.
Off the Strip: Station, Boyd, Rio and Palms
- Station Casinos (Red Rock Resorts): Red Rock, Green Valley Ranch, Durango, Palace Station, Boulder Station, Santa Fe Station and Sunset Station.
- Boyd Gaming: locals casinos including The Orleans, Gold Coast, Sam’s Town, Aliante, Suncoast and Cannery.
- Rio: a Destination by Hyatt hotel since November 2024. Dreamscape Companies took over in 2023, and a 2026 change made investment firm Kennedy Lewis the majority owner, according to Vital Vegas and Las Vegas Advisor.
- Palms: owned and operated by the Yuhaaviatam of San Manuel Nation.
- Others: Virgin Hotels Las Vegas is in Hilton’s Curio Collection, M Resort belongs to PENN Entertainment and Elara is a Hilton Grand Vacations property.
Which Las Vegas hotels are Marriott, Hilton or Hyatt?
On the Strip, chain points mostly come through partnerships that require booking through the chain.
| Program | Las Vegas hotels | The catch |
|---|---|---|
| Marriott Bonvoy | MGM’s Las Vegas resorts, sold as the MGM Collection | Bonvoy benefits only when you book through Marriott |
| Hilton Honors | Resorts World’s three hotels, Waldorf Astoria; off-Strip, Virgin Hotels and Elara | No points or stay credit on third-party website bookings |
| World of Hyatt | The Venetian and The Palazzo; Rio | Book through Hyatt to earn |
| ALL Accor | Treasure Island | Accor’s first Las Vegas hotel |
Marriott’s MGM Collection page features Bellagio (The Luxury Collection), ARIA, The Cosmopolitan and The Reserve at Park MGM (Autograph Collection), W Las Vegas (W Hotels) and MGM Grand (MGM Collection). Vdara appears as Vdara Hotel & Spa, MGM Collection.
So is The Cosmopolitan a Marriott hotel? It’s an MGM hotel that Marriott sells under a Marriott label: book on Marriott’s site for Bonvoy benefits, or with MGM for MGM Rewards benefits.
What the owner changes for your stay
- Rewards. MGM Rewards covers all 13 MGM resorts and Caesars Rewards all nine Caesars hotels.
- Check-in times. MGM resorts check in at 3 p.m. and out at 11 a.m.; Caesars hotels at 4 p.m. and 11 a.m. Our early check-in guide covers fees and workarounds.
- Parking. MGM charges hotel guests $20 a day to self-park and $40 for valet (as of October 2026), while Wynn, Treasure Island and SAHARA let hotel guests self-park free. The Las Vegas parking fees guide lists every hotel.
- Resort fees. Each company sets its own, and its tiers decide who skips it. Our Las Vegas resort fees list has every hotel’s current amount.
MGM Rewards vs Caesars Rewards
Both programs are free to join, but their perks start at very different thresholds. This comparison uses the official MGM Rewards tier page and Caesars Rewards benefits page, read in October 2026.
| Benefit | MGM Rewards | Caesars Rewards |
|---|---|---|
| Tiers (Tier Credits) | Sapphire up to 19,999; Pearl 20,000; Gold 75,000; Platinum 200,000; NOIR by invitation | Gold 0; Platinum 5,000; Diamond 15,000; Diamond Plus 25,000; Diamond Elite 75,000; Seven Stars 150,000 |
| Free self-parking | Pearl and up, plus MGM Rewards credit cardholders | Platinum and up, “at many destinations” |
| Free valet | Gold and up | Platinum and up, “at many destinations” |
| Resort fee waived | Gold and up, up to two rooms per trip, direct bookings only | Diamond and up, one room per stay |
| Early check-in, late checkout | Not listed as a tier benefit | Diamond and up, free based on availability |
| Hotel earning | 4 Tier Credits per $1 of eligible charges; room rate counts only on direct bookings | 1 Tier Credit per $1 of room rate and resort fee, direct bookings only |
MGM’s parking perk is subject to availability and you need your card to use it; military members get Pearl automatically. Caesars’ Platinum tier also brings status matches with Wyndham Rewards and National Emerald Club.
Which program gets you free parking and no resort fee sooner?
Tier Credits aren’t the same currency in the two programs, so compare hotel spending alone, at each program’s published earning rate:
- Free self-parking: MGM Pearl takes $5,000 of eligible hotel charges (20,000 Tier Credits at 4 per dollar); Caesars Platinum takes $5,000 of room rate and resort fees booked direct (5,000 at 1 per dollar).
- No resort fee: MGM Gold takes $18,750 (75,000 ÷ 4); Caesars Diamond takes $15,000 (15,000 × 1).
Gaming earns Tier Credits in both programs too. On hotel spending alone, the parking tier costs the same, while Caesars’ fee waiver comes sooner and adds free early check-in and late checkout when rooms are available.
The fine print
- The LINQ exception. Caesars promises Diamond members “no resort fees on any hotel stay,” but The LINQ’s FAQ says its fee applies regardless of tier, and the benefit doesn’t say whether third-party bookings qualify. Book direct and confirm the waiver when you reserve.
- Caesars’ Diamond shortcut. Through Dec. 31, 2026, new members who present a valid VIP card from “select competitor casinos and tiers” at any Caesars Rewards Center get Diamond through Jan. 31, 2027. No competitors are named, and benefits start after 100 Tier Credits.
- MGM and Marriott status. Linking accounts matches MGM status into Bonvoy: Pearl to Silver Elite, Gold and Platinum to Gold Elite, NOIR to Ambassador Elite, per MGM’s tier page. Older blog posts give other mappings, including Gold matching only Silver, so trust MGM’s current page. It describes no match from Bonvoy to MGM Rewards.
- Bonvoy elites at MGM. On MGM Collection stays booked through Marriott, Ambassador Elite members get resort fees waived on up to two rooms and free self-parking, and can request 1 p.m. early check-in with 24 hours’ notice. Late checkout runs to 2 p.m. for Platinum and Titanium Elite and 4 p.m. for Ambassador Elite, based on availability.
Is MGM Rewards or Caesars Rewards better?
For hotel perks, Caesars Rewards is the easier program, for the reasons above. MGM Rewards pays off if you stay at MGM resorts often, since Pearl’s free self-parking saves the $20 daily guest rate. Pick the program of the company you’ll stay with most.
Smaller programs work the same way: Venetian Rewards Ruby and Diamond members and Fontainebleau Rewards Gold and Royal members skip the resort fee on direct bookings, and Genting Rewards members park free at Resorts World after registering.
Book direct for points, or use Booking.com?
An honest rule
If you hold a tier that waives the resort fee, or you’re close to one, book with the hotel: MGM’s waiver applies only to direct bookings with your number attached, and both MGM and Caesars count the room rate toward status only when you book direct. With no status in sight, compare totals and cancellation terms, and book wherever the same room costs less.
Chain points need the chain’s own channel: Hilton Honors gives nothing on third-party website bookings, and Hyatt points at The Venetian and Rio need a Hyatt reservation. We earn a commission on Booking.com bookings; it doesn’t change this advice. Our guide to the best way to book a Las Vegas hotel compares the channels, our best hotels in Las Vegas list ranks resorts whoever owns them, and first-timers should start with our first time in Las Vegas guide.
Prices vary according to travel dates and availability.
FAQ
Which Las Vegas hotels are owned by MGM?
MGM Resorts operates 13: Bellagio, ARIA, Vdara, The Cosmopolitan, Park MGM, The Reserve at Park MGM, MGM Grand, The Signature at MGM Grand, New York-New York, Excalibur, Luxor, Mandalay Bay and W Las Vegas. Real-estate investors own many of the buildings, but MGM runs all 13, so MGM Rewards applies at each.
Is Caesars Entertainment being sold?
Yes, pending approvals. Fertitta Entertainment agreed on May 28, 2026, to buy Caesars for $31 a share in cash, and stockholders approved the merger on Sept. 22, 2026. As of October 2026, the deal still needed antitrust clearance and state gaming approvals, so Caesars still runs its nine Las Vegas hotels and Caesars Rewards.
Are there any MGM properties on Fremont Street?
No. All 13 MGM Resorts hotels in Las Vegas are on or just off the Strip. Fremont Street’s big operators are the Stevens brothers (Circa, The D and Golden Gate), Boyd Gaming (California, Fremont and Main Street Station) and Landry’s (Golden Nugget).
Does MGM Rewards or Caesars Rewards give free parking?
Both do, from different tiers. MGM gives free self-parking from Pearl (20,000 Tier Credits) and to MGM Rewards credit cardholders, and free valet from Gold (75,000). Caesars lists complimentary self-parking and valet “at many destinations” from Platinum (5,000 Tier Credits). MGM’s benefit is subject to availability.
Is Treasure Island an MGM hotel?
No. Treasure Island is privately owned by Phil Ruffin, who also owns Circus Circus. The week of Aug. 3, 2026, it officially opened as part of Accor’s Handwritten Collection, Accor’s first Las Vegas hotel, so ALL Accor is the chain program there.
